MONTHLY BOARD MEETING MINUTES

March 10, 2010

 

CALLED TO ORDER BY PRESIDENT ED BANGSUND at 7:05 p.m.

 

ATTENDANCE:  Ed Bangsund, Bill McLaughlin, Dale Mjelde, Frank Wisdom, and Cheryl Havener

Absent:  Jim Schack, Jan Lewis, Bob Steiner, and Ryan Thrower

Guest: Jack Ottini

 

PREVIOUS MEETING MINUTES:  Approved as written

 

TREASURER’S REPORT:  Jim Schack – abs. written report submitted

  • Copies of the current summary of Account Receivables, checking statement, and Long Range Plan were distributed for review.  Discussion was held, copies attached in file.
  • Copies of the 990 Tax Return for 2009 prepared by Shannon & Associates, LLP were distributed for review by the Board.  M/S/P to accept the Tax Return as being accurate.  Bob Steiner will post the Tax Return on the website.

 

COMMITTEE REPORTS:

COMMON GROUNDS:  Ed Bangsund

  • MYARD to conduct start-up of all irrigation systems.
  • Replaced sign at 142nd and 255th.
  • The mowing of 240th grounds outside the gate has begun.
  • Will replace shrubs along 144th fence (opposite Thompson condo).
  • MYARD is anxious to continue 2010 contract.  Will talk to Javier concerning the weeds on the vacant lot.
  • Developing bill for damage to front gate planter, should be around $45.

 

SECURITY:  Dale Mjelde

  • There were two home invasions in our community.  We need to be pro-active by keeping doors locked in our homes and vehicles.  Reports from our security and the Kent Police are attached in file.
  • The Security guard contract has been negotiated.

 

WEBSITE:  Robert Steiner

·         Posted the February Meeting minutes to the website.

·         Sent out e-mail to MVMA distribution list informing residents of recent burglaries of two north end residents. 

·         Added three residents to e-mail distribution list, undoubtedly because of security e-mail.

·         E-mailed Security Tips, prepared by Stacy Judd, Public Education Specialist for the City of Kent Police Department to MVMA e-mail distribution list.

·         Still working on backup system for guardhouse computer.

 

 

FACILITIES:  Bill McLaughlin

  • An update was given on the moving of the fence.  One of the owners outside the fence is still holding up the projects completion.  Discussion was held, Bill will send a certified letter, stating our position.

 

ARCHITECTURAL:  Frank Wisdom/Jan Lewis

  • Three letters were sent in February.  There are five approvals this month with two pending requests.  There will be a few site visits concerning yard maintenance.

 

PRESIDENT’S REPORT:  Ed Bangsund

  • A status report was given on the City of Kent’s Project H-1, alternate 1.  Kent will restore the creek near Hole #12.  The Fish & Wildlife Department agrees it needs to be done.  We will try to push the project to “High Priority”.   Hopefully it will be completed before fall.
  • An easement resolution was discussed.  M/S/P granting the City of Kent the necessary easements and access to the area required to accomplish the Meridian Valley creek Restorative Project H-1, Sub basin H-19.  Copy of signed resolution attached in file.
  • An IRS audit for 2007 is scheduled for Monday, March 29, 2010.  Ed Bangsund, Jim Schack, Jack Ottini, and Cheryl Havener to attend.

 

OLD BUSINESS:

  • We have not received a bid for the circuit breaker panels, we will check with Kim.
  • The Security truck parking pad has not been used by the truck.  When the home sells, the Security chair will approach the new owner about its use.
  • In the next newsletter, we will inform residents that future newsletters will be sent via our distribution list.  It will also be available on the website and mailed on request.
