MONTHLY BOARD MEETING MINUTES
MARCH 5, 2008
CALLED TO ORDER BY PRESIDENT RON ARNTSON
at 7:45 p.m.

PRESIDENT’S REPORT: Ron
- The Board was thanked for adjusting their
schedules allowing tonight’s meeting.
- The registration and distribution of the
remotes was very successful due to the organization and help of the Board.
This interaction between the Board and the homeowners was very good.
- A meeting was held with our attorney to
discuss Lot #216 – rental issue, the Temple property, and Lot #71 –
Mike McCarty – absent – no report
- The discussion of new homeowners becoming a
member of MVCC as previously requested has now been tabled.
Robert Steiner – absent
- All links on the website except the one to
the MVMA Board Minutes have been made public.
A username and password are no longer needed to access the
information. If the Board would
like to make the minutes public also please let me know.
- A copy of the Meridian Valley Maintenance
Association Gate Remote Regulations is ready to post on the web, but I am
not sure where to place it. It
seems that Policies is the most logical place.
The current Gate Access Cards and Remotes policy is no longer
accurate and needs to be revised. Perhaps
the two can be combined into one policy.
The only statement in the regulations which probably does not belong
with policy is the last bullet point before the Homelink section.
Discussion was held; the remote policy will be on the web, Cheryl and
Bob will review the current policies and make adjustments.
- There were three incidences with golf members
being rude to the security guard when entering the main gate.
They felt they were not allowed in fast enough and/or felt it
unnecessary to be asked who they were.
- Met with Pierce County Security concerning
their budget and wage summary. The
3% increase was agreed upon and will go into effect April 2008.
- Due to the new security cameras, Ron was
alerted that a moving van had entered a side gate.
Ron found the van and ascertained that the homeowner was indeed
- Most of last month was spent getting the new
gate system up and running. The
new system is scheduled to be switched on Saturday, March 8th. I would like to thank those who helped distribute the
new remotes to our residents – Pat Mjelde, Joanne Ottini, Kim Sharrah,
Cheryl Havener, Ed Bangsund, Jim Schack, Ron Arntson, Dale Mjelde, and Terry
Lavery. The new “Click 2
Enter” system for the Police and Fire departments is now operational.
This system is separate from our resident system.
The Fire Department has sent us a memo regarding the possible closure
of the fire station outside our south gate.
The memo will be in the next newsletter.
- Two street lights were found not working and
reported to P.S.E.
- Three tree removal requests.
- Lot #71- home demo will begin March 10th,
Security has been notified.
- Proposed to change Roofing Policy Draft,
attached for your review. The
committee is discussing this and would like to have a list of pre-approved
manufactures and product codes for Asphalt roofing.
This is in the works.
- Met with the owner and architect of Lot #71
on March 5th. A
revised design was presented. This
includes a pool, deck and added building that encroach on the golf course
set back. Plans have been given
the homeowners of Lot #70, Lot #72, Lot #129, and to the MVCC Board.
Also trying to contact Lot #2001.
The home is to be 6” higher due to raising the ground lever
2’8”. I walked property
with Lot #70 homeowner on March 8th, he is concerned with the
height and length of the wall along his property as well a protrusion of
pool. We are requiring the site
to be staked and story poles in key area prior to approval.
Will be getting feed back from neighbors and MVCC and will then work
with architect and owner to resolve open issues before approval.
The demo of the home is to begin in May.
- Replacement of the dying photinia and juniper
along the perimeter road and paralleling the 4th fairway was
- Spraying weeds and laying down moss killer is
- The common ground area along 240th
has been trimmed to the fence line.
- The replacement lamp for the front entry
planter has been ordered.
- An email from the Kent Fire Department was
read to the Board, copy in file.
- A meeting was held with Phil Mattern from the
Demco Law firm concerning:
Lot # 216 - the DOR’s do
not allow a commercial business out of a home.
A copy of the lease contract with one of the homeowner’s renters
will be sent to the law firm. They
will review and sent the Board a position statement.
The Temple wants permission
to connect to our storm drain system.
The question of ownership
for Lot #71.
- Requests for additional remotes will be
reviewed on an individual basis. They
will be good for one year with a fee of $30.00.
The written request for a third remote for Lot #190 was approved.
- Reviewed a letter from Lot #138 concerning a
new sign at the entrance to this community.
Discussion was held, a committee consisting of Jack, Ed, Ryan, and
Craig McCrone will review this possibility.
Ron will respond to the homeowner.
- Discussion was held concerning contractor
signs. Jim Schack will research
the DOR’s and Policies. He
will then make a recommendation.
- It has been brought to the Architectural
Committee’s attention that trash cans are required to be screened.
We will be watching for it on our monthly inspection report and
following up with letters where needed.
This will be addressed in the next newsletter.
